The typical Spring project is a replacement, not a first pour. Neighborhoods here were largely built out decades ago, and the original driveways, walks, and porch slabs are now well past the point where surface repair changes the outcome. When a homeowner calls about cracking, settlement, or a lifted section, the first thing we do is figure out what moved and why.

That matters because a slab rarely fails on its own. Root pressure from mature trees, a base that has settled unevenly, water running along an edge for years, or an original section poured thin all leave distinct evidence. Removing and repouring without addressing the cause simply resets the clock on the same failure, so the site visit focuses on the underlying condition as much as the measurements.

The second category is improvement. Spring homeowners frequently add a rear patio where there was only a small builder slab, replace a narrow winding front walk with something wider and more direct, or add a parking spur so a third vehicle is not sitting on grass. Access is often part of the conversation too — trip hazards at joints, a step-down at the garage, or a walk that is too narrow for comfortable use.

Spring homes vary widely in age, and the age of the existing concrete usually determines the approach.

1970s–1990s subdivision homes

Original driveways and walks near or past their service life. Removal, disposal, and correcting the underlying base are typically part of the work.

Properties with mature tree canopy

Large oaks and pines whose roots have lifted or cracked adjacent slabs. Edge placement, root management, and joint layout are planned around them.

Homes with small original patios

Builder-sized rear slabs that no longer fit how the yard is used. Extensions and full replacements both need a tie-in and drainage plan.

Corner lots and narrow-frontage lots

Limited street frontage and tight side yards that constrain parking additions, equipment access, and where material can be staged.

Project considerations

What we evaluate on a Spring project

Requirements may vary by property, subdivision and project scope. On established properties these details decide whether a replacement lasts.

Why the original slab failed

Thin sections, missing reinforcement, root pressure, a washed-out base, or water sitting against an edge each leave different signs. We identify the cause before pricing the replacement.

Water at the house and garage

Decades of settlement can leave a drive sloping back toward the garage. New elevations are set so runoff moves away from the structure and does not shift the problem to a neighbor.

Mature root systems

Working near established trees affects excavation depth, slab edges, and jointing. Root handling is planned in advance, and in some cases the layout is adjusted rather than the tree.

Trip hazards and level changes

Lifted joints, uneven walk sections, and abrupt steps at entries are addressed as part of the design where the layout allows, so the finished surface is comfortable to use.

Tying new work to old

When part of a slab stays, the joint between old and new needs to let the two sections move independently. Sometimes replacing more is the better long-term result, and we say so.

Neighborhood approvals

Some Spring subdivisions have an active HOA review process and others do not. We ask what applies to your address and schedule around whatever submittal is required.
