Concrete Resurfacing vs. Replacement: How to Decide

Resurfacing renews the surface of concrete you already have. Replacement removes the slab and rebuilds what is underneath it. Which one applies depends on the condition of the existing concrete and what you want the finished area to do — and that is a site question, not one that can be answered from a photo alone.

The short answer

If the concrete underneath is a reasonable candidate and the complaint is about appearance or surface wear, resurfacing is worth evaluating. If the slab has significant cracking, movement or deterioration, or the area needs to change shape or grow, replacement is usually the honest answer.

Neither is universally better. A resurfacing applied over a slab that is still moving will telegraph the same problems back through, and replacing a sound slab spends money on work that was not needed.

When resurfacing may be worth evaluating

Pool decks are a common resurfacing candidate because the complaint is frequently texture, heat and appearance rather than the slab itself. Patios and porches often fall in the same category.

  • The existing slab remains a reasonable candidate — it is intact, supported, and not shifting.
  • The main concern is surface appearance, wear, discoloration, or a dated finish.
  • Cracking present is limited and cosmetic rather than a sign of movement.
  • The footprint and layout of the area are staying the same.
  • Site conditions, drainage and slab moisture are appropriate for an overlay to bond and perform.

When replacement is the more realistic path

Replacement also resets what is under the slab. Where the original problem was subgrade or drainage related, that is the only path that actually addresses the cause.

  • The concrete shows significant failure — wide, active or displaced cracking.
  • Sections have settled, heaved or moved relative to each other.
  • Deterioration goes deeper than the surface, with spalling or crumbling edges.
  • The layout needs to change — a different shape, a different approach, a different traffic pattern.
  • Additional area is wanted and tying into the old slab is not the better outcome.
  • Site conditions call for reconstruction: base problems, drainage corrections, or grade changes.

What we look at on site

Movement between panels, or a crack that has separated vertically, points toward what is happening underneath rather than to a surface issue. We do not make structural determinations remotely, and anything that looks structural should be reviewed by a qualified professional for that property.

  • Crack width, pattern and whether edges are level across the crack.
  • Whether panels have moved relative to each other or to adjoining structures.
  • Surface soundness — spalling, delamination, previous coatings or repairs.
  • How water currently moves across and away from the slab.
  • The intended use going forward, including vehicle loading.

Cost, disruption and lifespan

Resurfacing generally involves less demolition, less material and a shorter disruption than replacement, which is part of its appeal. Replacement costs more up front because it includes removal, disposal and rebuilding the base.

The comparison that matters is not the two prices side by side, but whether the cheaper option actually solves the problem. Resurfacing over a slab that is still moving buys time on appearance and nothing on cause.

Send photos of the area, including close-ups of any cracking and a wide shot showing how the surface sits relative to the house and yard.
