Planning a Concrete RV Pad: What to Consider Before You Build

Most RV pad problems are layout problems, not concrete problems. The pad is too short once the bumper rack is on, there is no room to walk on the awning side, the gate does not line up with the approach, or water now runs toward the house. Sorting those out before anything is formed is the whole job of this guide. Final dimensions, reinforcement and concrete specifications should be based on the intended use and site conditions.

Start with the vehicle, not the slab

Every pad decision follows from what parks on it. Measure the actual coach or trailer rather than working from the brochure length, and measure it the way it sits when you are using it.

  • Overall length including hitch, bumper rack, ladder or spare carrier.
  • Width at the widest point, mirrors included where they stay extended.
  • Slide-out projection on each side, and which side they are on.
  • Awning reach, and whether you want usable surface beneath it.
  • Door swing and step location, plus room to stand and load.
  • Vehicle type: motorhome, fifth wheel, travel trailer, boat trailer or work trailer — each parks and maneuvers differently.
  • Jack, stabilizer and tongue-jack contact points.
  • Walking space you actually want along each side and at the rear.

Access: getting on and off the pad

A pad you cannot comfortably back onto gets used less and damages more landscaping. We look at the approach as carefully as the parking area itself.

  • Backing and turning room from the street or driveway, including the swing path of a long vehicle.
  • How the pad connects to the existing driveway, and whether a transition apron is needed.
  • Gate and fence opening width, and whether posts or hardware narrow the effective clearance.
  • Side-yard access — the width available between the house and the fence line, and any AC units, meters or hose bibs in the way.
  • Overhead clearance: tree limbs, service drops and eaves along the route.
  • Property boundaries and easements that limit how far the surface can extend.

Pad or driveway extension?

Homeowners often describe all three of these as an RV pad, but they are different projects with different scopes.

  • Widening an existing driveway: adding width alongside the current driveway, usually so vehicles can pass or park side by side. It ties into the existing slab with a joint and shares the same approach.
  • Extending parking alongside a driveway: a parking area running off the driveway, often down the side yard, which needs its own grade and drainage but reuses the driveway as the approach.
  • Building a dedicated RV or trailer pad: a stand-alone surface sized and specified for the vehicle it carries, with its own access route, grade and drainage, and generally different loading than a car parking area.

Grade, drainage and the site

Adding a large impervious surface changes where rain goes. On Cypress-area clay, that matters twice over: water that collects at one edge saturates soil that then swells, and water directed toward the house is a problem regardless of the soil.

So we look at how the yard currently falls, where the low point is, where roof runoff lands, and what path the water will take once the pad exists. Depending on the lot that can mean sloping the pad in a particular direction, adjusting grade around it, or adding drainage as part of the scope.

  • Existing grade across the parking area and toward the house.
  • Where water currently stands after heavy rain.
  • Whether the pad's runoff can reach an outlet without crossing a neighbor's property.
  • Landscaping, trees and irrigation lines in or near the footprint.
  • Utility locations — locates are completed before excavation, and meters, cleanouts and service lines may affect the layout.

Loading and specification

A loaded motorhome concentrates far more weight on a small contact area than a passenger car does, and stabilizer jacks concentrate it further. Concrete for that use is generally specified differently from a car parking area — but the right thickness, reinforcement and mix depend on the vehicle, how it will be used and what the subgrade is doing on your lot.

We do not publish a universal number for this. Final dimensions, reinforcement and concrete specifications should be based on the intended use and site conditions, and whatever we determine gets written into the scope so you can see it.

Permitting also varies. Requirements differ by jurisdiction and by subdivision, and managed communities frequently review exterior changes such as added parking. We do not assume a pad needs no approval — what applies to your address is confirmed during the estimate.

Think a few years ahead

Two questions save money later. First: is the vehicle you own today the largest you expect to park here? Sizing to a likely future coach at build time is far cheaper than extending a pad afterward. Second: could this surface eventually serve another purpose — a shop or metal building pad, a boat and trailer area, a basketball or general utility surface? If so, that intended use is worth naming now, because it can change the footprint, the approach and the specification.

Measure before requesting an estimate

You do not need to be precise to the inch. These few items let us evaluate the project properly before we visit.

  • Vehicle length, width and slide-out projection, measured as it sits when in use.
  • Approximate length and width of the area you have in mind.
  • Gate or access opening width, if the route passes through one.
  • Photos from the street showing the approach, plus photos standing at the intended parking spot looking back toward the street.
  • A photo of the side yard or route if the pad is not directly off the driveway.
  • Anything you know about where water stands after heavy rain.
  • Your city and ZIP code, and whether your community has architectural review.
